Wells Branch is a neighborhood in North Austin. This past fall I made this neighborhood my new home when I bought a house. I haven’t lived in this area in 10 or so years, a lot has changed, but the fantastic trees, parks and walking trails have not. The walking trails and scenery is still great and I was able to grab a few fall shots on my walk.
One great pit stop is Katherine Fleischer Park, where there are tennis courts, pool, pioneer homestead and fantastic soccer fields.
The leaves are gone now, these were taken after Thanksgiving, I’m so glad I grabbed what shots I could. The field here is so green as it’s been reseeded for regrowth, these are the soccer fields and trust me they get used a lot! They will be gorgeous come this spring and hopefully we’ll have a far less depressing summer of drought in 2012!

A few months ago I went to a friend of mine’s apartment for dinner, Stacey is an attorney in Austin and lives her life, quite successfully, in a wheelchair. When she was younger she had a van that incorporated the upper body to manage the vehicle, the limit of technology at that time kept the van from being completely safe and successful. Stacy has always wanted however, to own a car that she could drive on her terms. Living in downtown Austin has its advantages for her and she is able to go to work etc fairly easy. But there are times when the public transportation system falls short of her needs.
Many of us take for granted that if we need to run an errand or go to a friends house we can just hop in our cars and go. But for those that are in a wheel chair this isn’t even a possibility. This need and desire took Stacey to researching vehicles made for those in a wheel chair. She stumbled upon an Eastern European company that had indeed developed a car called the Kenguru pronounced Kangaroo.
After contacting the company she learned the project had been shelved due to lack of funding. Determined to bring her dream to fruition she contacted the company again and told them she wanted to make this happen, she would help raise money to bring this car to the public. The company was thrilled, and the project is now underway. Because of various city tax breaks, the production plant may be headed to Pflugerville! Not only will this project be a fantastic advancement in technology and many people’s lives, but will bring revenue and jobs to the Pflugerville / Austin area.

What is “It’s My Park Day”? It’s a day designated for mass cleanup of our loved parks and streams in Austin. Throughout the year the Austin Park’s Department coordinates various cleanups allowing the residents and citizens of Austin to participate in the clean up efforts of their favorite parks.
Most Austinites have neighborhood parks that they frequent and love, and none of us wants to see those areas of recreation and tranquility turn into urban decay. We’ve all seen it, the streams with plastic bottles, the bushes with plastic bags. And none of us love it. Occasionally dedicated neighbors will coordinate something on their own or through their volunteer groups, which is fantastic.
This year the city is in need of over 3,000 volunteers for the 60 plus city wide parks. Volunteers will be charged with tasks from simple cleanup to trail building and repair. This is a great way to meet your neighbors and those in your community and keep our city costs lowered, if we volunteer that means no city taxes are needed for additional park repair and cleanup.

Rosas is a west Texas pride and joy. I haven’t lived in Midland since I was 18 – a little less than 20 years – and Rosa’s is one of those places that when I go back to visit it’s the first place I stop at when I get there and the last place I go before leaving. I think I was in the fourth or fifth grade when Rosa’s literally built a restaurant on my block. I would walk down and get tortillas twice a week. Tortillas in a west Texas family is a basic staple of life. And a good west Texan doesn’t settle for store bought, you either made your own or you bought them from a restaurant or someone that made them. When I left Midland that was one of the sad things about Bryan College Station, no good spots to buy tortillas. Ironically, a few years after I left BCS they got a Rosas, which I’m still bitter about.
The news spread quickly when owner Bobby Cox decided to finally bring our beloved Rosa’s to the Austin area, specifically Cedar Park. Many Austinites don’t realize this but Bobby Cox actually kept several Schlotzky’s from falling into ruin by buying up a large part of that franchise.
So after listing a home in Cedar Park yesterday I did the only sensible thing there was to do, headed straight to Rosa’s and bought enough food to feed an army, or feed me for three days. So hope Austin enjoys the treat, and if you don’t well then more for me! It’s located just off the 183 toll road on FM 1431, east of Target (1509 E Whitestone Blvd), can’t miss it.
Here is the menu. First of all the carrot cake is insanely good, you can easily share it with someone because it’s huge – that is if you’re in the sharing mood. And then you have the basics meat or bean burrito, which aren’t huge burritos about the size of a slightly large soft taco. And another favorite is the chicken fajita with guacamole. Of course there’s the queso, mmmm good. Ok now I’m hungry, guess what’s for lunch?

When I first listed this home I decided to get a little creative and post a couple of before and after pics on my facebook wall. I love before and afters, and this home deserves to be spotlighted for its before and after. I should know, I helped them buy the before!
I remember when I showed the current owners homes in Wimberley. We saw several really cute houses that would do just fine, now granted this was their first home, the starter home if you will, so it didn’t have to be perfect. This is the house that they are going to sell in a few years for the stepping stone house. The stepping stone house is the house that’s almost perfect but a few features short of the dram home that comes next.
So we stumbled into this subdivision called Par View, it felt like a cute little vacation home community, which is what it originally was in the 70′s when it was developed. And found this two story house on Par View for sale. We were more curious than anything, the MLS photos were ambiguous at best, only a front picture and a back picture. In my world that means one of two thing, either the REALTOR is really lazy or the inside is atrocious.
We quickly voted atrocious as the culprit. There were no floors for one! Two the kitchen made my first apartment in college look like the Trump Mansion. And three, did I mention there were no floors, ok three – it screamed 1970s’!
So here we were looking at this throw back from 1970 that someone had ambitiously gutted and left and I thought, oh geeze we need to move on. But not my buyers, both are artists by the way. They took one look at it and said, we can do something with this, we’ll think on it.

And so they did. They literally transformed this home into a gorgeous dwelling. With both being artist and both being some of the most resourceful people I know, it was great to watch the transformation. From gutting the kitchen to stumbling upon an entire supply of bamboo wood floor for practically free and so on.
And now it’s time to move on, to that second home! The photos don’t really do the home justice, you see it all the time “must see to appreciate” but it really is true. When they remodeled the kitchen they had to modify the third bedroom. So now there isn’t a closet in that room making it technically a two bedroom home. But that third room could easily be a bedroom if need be. The home would also be a fantastic vacation home being that it’s in a great vacation area.
In regards to the kitchen. They installed cabinetry that is perfect for those that don’t like to reach up high for storage, or they are unable. The storage consists of deep pull out drawers. The stainless steel appliances are LG, and made to go in this kitchen. The fridge is flush with the counter tops, which you don’t always see. The vent hood has an actual exhaust, not one of those micro vents filters that some homes have. They have plans to tile the kitchen, they were originally going to leave it the stained concrete but there is a spot giving them trouble in the staining department, so travertine tile it is. It’s the same tile they used in the bathrooms and I really like it. It almost looks like travertine bricks, very cute.

The other day I was showing homes in Round Rock. The day was so gorgeous I decided to grab my camera and walk around a bit in one of my favorite parts of town, the historical district. Now Round Rock is a bit different than Austin in the sense that you drive just about everywhere. [...]]]>
In this part of town you can easily walk around and enjoy the old buildings and the unique business in each building. From bakeries and coffee shops to fine dining and adorable boutiques, you can easily take the whole scene in by foot.
In addition to great restaurants and shops, historic Round Rock has some adorable old homes and buildings. And as Round Rock has boomed and grown from the 80′s on, these old quaint homes and buildings are harder and harder to come by. Historic Round Rock is also home to the public library and a new building, Round Rock’s new city hall.
I remember when I first moved to Austin I lived in North East Austin. Because of my location and the interstate it was very easy to zip up to Round Rock. I used to grab a book and hit the coffee shops in historic Round Rock, or just sit and enjoy the passer by’s. Occasionally it was fun to grab some friends and have a nice dinner in the area as well.

The Metropolitan Opera strikes some of its best performances in the hill country of Texas. Though technically the Metropolitan Opera will not physically be in Lakeway, we do have access to them via the Cinnemark Hill Country Galleria. Confused yet? A few years back the Met created a new way to bring art to the masses, The Metropolitan Opera HD Live and once the Galleria brought in Cinnemark, it became our local outlet for The Met HD. Now that may sound odd and feel like a sad second fiddle to the real thing, but think about the quality an IMAX film is versus a regular film, well same concept applies.
The series has become very popular and has won a Peabody and Emmy. This will be Met HD’s fifth season. Most performances are not in 3D, but rater HD and are really fantastic. Plus what a great way to bring a truly loved Opera group to town and keep it affordable for fans, students and those that may be curious about an operatic performance.
Upcoming Performances can easily be found on Austin’s 360′s site – I found their site more helpful than the actual Cinnemark site itself. Make sure you look under Bee Cave as technically it’s listed as Bee Cave rather than Lakeway or Austin, but us locals know the difference right? I highly recommend their performances of Iphigénie en Tauride which features Plácido Domingo and Susan Graham, or Lucia di Lammermoor and Trovatore. Oddly enough they are doing Carmen in 3D which I’m intrigued, I grew up with the music of Carmen in our house as it’s my mother’s favorite opera, but 3D? I’ll let you know.

Are you a landlord? If so the IRS has new tax laws that will affect how you handle your rental property business. And yes they see it as a business more than an investment. This year a new 1099 form will be required from handymen or any other vendors that provide service and work on [...]]]>
And yes they see it as a business more than an investment. This year a new 1099 form will be required from handymen or any other vendors that provide service and work on your rental properties, specifically work that is over $600. These 1099′s must go to contractors that don’t already get a W2 from a company. So the Roto Rooter plumber is most likely not a candidate for a 1099. But handyman X that is self employed will require a 1099 from you.
This is a modified law more than a new law. For years large property owners and managers have had to issue 1099 forms to their vendors, but now you as a single property own will have to as well. This law was birthed from the Small Business Jobs Act of 2010.
This new law takes effect for the 2011 tax year, so collect those 1099 forms from January on. If you’ve had work done in January and haven’t collected forms yet, do so now. It may be that over a course of months you pay a vendor over $600, in that case track your expenses and once they reach $600, send them the form. Make sure you keep a copy for yourself. You’ll have to make sure you send the forms by early 2012.
There are a few exceptions to this rule – if the property is a temporary rental of your own residence, collecting the information is impossible, or the money made off the property doesn’t surpass the minimal threshold (ask a tax expert about this threshold). Vague enough? I know. The IRS hasn’t actually put in place guidelines for some of this. Of course there will be penalties for filing late, up to $250.
So why is this happening, well think of the bigger picture. If you aren’t providing plumbers and other handymen with 1099′s then what are they using to report income on their taxes? Probably nothing correct?

Have you ever thought of where all the materials and discarded items from a remodel go, even a new construction home? Sadly they typically go into the landfill. Now I was taught to wash out my ziplock bags when I was growing up, so the idea of perfectly good items such as stoves, windows and more being dumped is insane to me. Not to mention the impact it has on our already crowded landfills!
Given that I sell homes in Austin, I see a lot of homes that are in desperate need of remodeling. However, times are tighter these days and my clients don’t always have the money to hire contractors or spend too much at stores like Home Depot etc. What if they could get their materials or appliances second hand for a deeply discounted rate?
Habitat ReStore does just that. Here’s how it works. Building materials and appliances that are in working condition, just unwanted or needed, are donated tax free to a ReStore supply house. They are then cleaned up, priced and sold to the general public. All proceeds go to Habitat For Humanity. Here’s the kicker, often builders or suppliers will find themselves with a surplus of things like ceiling fans, garage doors, carpet etc. Rather than toss them or let them sit, they can donate them to Habitat ReStore where then in turn you can buy them at an incredibly discounted rate!
Some stores even have items such as planters and gardening items – they can help you get really creative. I saw a clip of someone building a green house using recycled windows from ReStore!

There is a big change in the lending world. Beginning December 21st all veterans now living in Texas will be considered Texas Vets making them eligible for all Texas Veterans Loan Benefits.
Buying a home in Austin just got easier for US Veterans. Prior to this change a vet had to live in Texas for12 months before being eligible for a Texas Vet loan. In addition, your home of record had to be within Texas. In previous years this rule has often bothered those that feel a vet should be eligible for a vet loan no matter how long they’ve lived in a particular state. Legislators came to agree thus expanding the qualifications. Home of record no longer prevents a vet whose residence lies outside of Texas as well.
Texas Veterans Loan Board is a great choice for those vets looking to purchase a home right now. They can get up to $375,000 financed with no maximum sales price. Which means if you have cash reserves you can go purchase a home greater than $375K.
You can also combine the Texas Vet loan with another VA loan, FHA or Conventional. If that kind of decision makes your head spin, no worries, getting a great lender is all a part of the process. I encourage clients to seek a lender that is knowledgeable in all areas of loans, offers each loan type and can counsel them on what path they should take.
So why take advantage of a Texas Vet loan or a VA loan? No money down and great benefits, especially for those that qualify as a disabled vet. The vet loans are one of the only loans around that offer no money down. USDA being another loan, but a home has to be eligible for that loan type.

There are always those people in our lives that are extremely hard to buy for. Purchasing all of the supplies alone will take a fortune and a large chunk of my time, no thanks. But perusing a good local shop or some online sources is easy and affordable these days.
For instance a new addition to Austin is the Arthouse at the Jones Center (http://shop.arthousetexas.org/), no relation. Recently the art house has added an online store so you can actually purchase artwork wherever you are online. Now some of the artwork wouldn’t necessarily fit into the “affordable” section of this post – but they have a large selection of recycled glass that has been molded into some very unique and beautiful pieces of art. Each piece is about $75 and would make a great gift for the art lover that likes different pieces directly from the artist, not copies.
Another source I go to often is Etsy (www.etsy.com). In fact many people know friends and family that sell on Etsy these days. If you’re not familiar with the site, it’s a source to
purchase hand made or unique pieces directly from the craftsmen themselves. From artwork to jewelry to unusual plants and furniture. You can even buy food items such as custom flavored lollipops. With thousands of online vendors it’s easy to find affordable gifts.
Local farmer’s markets and gift bazaars are another source of unique shopping experiences. Often farmer’s markets will sell more than food items, however, food items
could be a great gift choice too! And with local bazaars such as Austin’s Blue Genie (http://bluegenieartbazaar.com), you not only support local artist but you often get to meet the artist too and talk to them about their talented gifts.
There are loads of other sources to look past, you just have to get creative. Shopping at large commercial stores is easy but at times frustrating and un fulfilling. So shop creatively and shop locally if you can. Think of that hard to buy for friend or family and see just how easy it can be for once!

And as far as buyer’s shopping and looking, check out Google Trends for the term Austin real estate, it’s pretty great to see that right after Christmas the house hunting begins with those online shoppers!
However, it is important to take a few EXTRA measures during the fall and winter months that those spring and summer sellers don’t have to think about. Here are a few things you can do to make sure your listing really pops during the colder and darker months ahead.

Many times in the off season people cover their furniture and just let the back yard and deck go. This is a great time to uncover the grill, create an inviting seating area, even add a fire pit area! Really make them want to enjoy the home in these fall and winter months.

Imagine, it’s 6pm and you’re excited to see what could very well be your new home. You arrive at the house and all you see is a dark imposing structure devoid of any warmth or light. Not too exciting is it?

Welcome any buyers to your home by adding warmth with light. Add lighting to your pathway, front porch and back deck. If the home is vacant use solar powered lights. Also if the home is vacant or you cant get home in time to turn lights on, solar lights and / or light timers are a great way to go. It gets dark by 6pm which interferes with optimal showing times. And who wants to walk up to a dark and cold home. Create a warm inviting atmosphere with light.
Why not show buyers what the home looks like in the brighter greener days?
Take photos of your home in its best shape. You can even post those on the listing, as long as your honest and the photos are taken earlier that year and not 10 years ago.
Its easy to throw a sign in the yard and a few photos in the Austin MLS, the hard part is making your home stand out amongst the sea of competitors. With some creativity and hard work it is possible!

This year will be the 9th year of the highly successful East Austin Studio Tour – E.A.S.T. The tour is a celebration of the art and culture that characterizes the area of East Austin.
The event spans over a week and celebrates over 300 artist. Over 150 studios contribute to the tour giving visitors a wide variety of options to choose from. Of course its a great time to explore the unique area of Austin, but its also a time to reach past our daily world and learn about some of the fantastic culture and art that is minutes from our doorstep.
One great feature is during the weekend you can visit the studio spaces where the artist work. That opportunity runs from 11am – 6pm. After 6pm (weekends) is when “Happenings” take place. Happenings is a time in which performance pieces are put on for visitors. There’s also a portion of the event called “Furthermore” and it’s basically everything that doesn’t fit in Happenings and the tour. It’s a compilation of events, food and fun.
The East Austin Studio Tour online catalog isn’t the easiest to read online, but it can get you pointed in the right direction. My advice is to pick a few events or play it by ear and go on the days and times that work best for you, you’re sure to enjoy yourself and stumble upon some great art and culture.

One of my favorite hot spots in the Rosedale area has become the Wednesday night farmer’s market. Now I love and highly support local farmer’s markets. It’s a great way to not only support local business, but stock up on REAL food. High quality food that is currently in season and not shipped in from New Zealand or where have you.

Of course the selection of fresh veggies and fruits is a huge plus. And it’s interesting talking to the vendors that often have some unique and unusual selections. By no means is this a large farmer’s market. In fact it’s one of the smallest I’ve seen, so if you want a larger one the downtown Saturday market or Sunset Valley Saturday market may be more your speed. But this is by far the most convenient in time and location for me.
The market meets at the Triangle (46th and Lamar) each Wednesday from 4pm to 8pm.
There is a garage nearby you can park in. I suggest you bring cash and a bag.

They had no idea till the loan officer pulled their credit and broke the bad news to them.
But it’s YOUR credit and you have the power to monitor it to make sure it’s in tip top shape, and if its not you have the power to make it better. Some people are scared to look at their credit and tackle issues that may arise on it; it can be daunting but just think of the long term rewards you will reap.
So you’re allowed to pull your credit for free once a year, and by free I mean no dings to your credit for pulling it. But you really need to make sure you look at the three major credit reporting agencies when you do that. So in essence that’s three credit reports ONCE a year if you pull it all at once. Well that’s a bit counterproductive to your goal, right? You want to work on it all year long, clean up, repair, improve. Solution, get creative!
Here’s a tip that was recently shared with me. A three part plan to monitor your credit all year long.
You’ve now pulled credit ONCE from three different reporting agencies, but you’re able to monitor it throughout the year. Another four months pass by and it’s January again. Every year you’ll be able to monitor your credit, work hard towards your financial goals and buy your new home!

Single Stone Homes has a strong reputation in Austin having built some fantastic homes in the area. There are so many great features to this particular home and area, it’s a treat to market it.
Let’s talk about the biggest wow factor first, the view! The home rests within the west Austin hills, so it almost seems as if the hills are enveloping the house. The entire rear portion of the house looks out to fantastic panoramic hill country views! And because of the way the house is situated, it almost feels like you have your own private views. It doesn’t feel like you have neighbors on either side.
Now one really practical feature I like is the fact that it doesn’t have a steep driveway for one and two, the first level is the top floor. So unless you need to go downstairs to the extra bedrooms, you can do all your living on the first floor. The master bed and bath are on the first floor, along with the kitchen, living, utility, garage and office. Downstairs you have the other 3 bedrooms and baths, a bonus room and a game room / informal living area. In addition, downstairs is an extra room that is all cement, a tornado/storm room. This room can be utilized many ways, currently it’s a gym.
One of my other favorite features is the kitchen. The kitchen is equipped with high end appliances. The double oven and raised burner stove is Wolf as well as the built in microwave. The built in fridge is a Jen-air sub zero. There are loads of built ins including a built in buffet cabinet. Granite counter tops and a deep under mount granite sink are just the tip of the iceberg in fantastic features.

There is so much to do in this area, its one of my personal favorites. Easy access to downtown Austin but it definitely has its own feel, separate from some of the other popular central Austin communities. Recently I was able to participate in a Cherrywood open house. There were several homes on the route and it was great fun to visit with the other agents that were listing homes in one of my favorite East Austin neighborhoods. Technically Larry Ln is located within a smaller pocket of this east Austin community. But there are so many small pockets over here most people refer to the whole area east of I-35 between 38 1/2 st and Dean Keaton, Cherrywood.
This is a great east Austin house! When you first enter you may think it’s been added on, but it hasn’t the owners remodeled it to where space was basically maximized. They took out the original kitchen and fashioned a new kitchen in the back section of the home. The home has some really unique and gorgeous features. In the kitchen there is a butcher block island, loads of organization and magnetic wall strip for knives. From the kitchen you can exit french doors out to the spacious backyard.
Another really neat feature are the french doors separating the living space from the kitchen. This really showed me that the owners put some thought into this remodel!
As I mentioned Cherrywood is one of my favorite east Austin neighborhoods. If you aren’t sure where Cherrywood is, you may be more familiar with the area than you think. Many east Austin hot spots such as Vivo’s, East Side Cafe and El Chile are nearby. In addition Cherrywood is a stones throw from University of Texas east campus and downtown Austin.

Bryker Woods is one of my favorite central Austin neighborhoods. Located just north of Windsor, this area is very convenient to many Austin favorites. In the center of this community are such treasures as the original Kerbey Lane Cafe,the hospital district, St. Andrew’s Episcopal School and several other other hot spots such as spas and boutiques.
One of my absolutely favorite features of this area are the numerous parks and walking / cycling trails. A great walking and cycling trail is found in Seiders Springs Park. Just north of the park you can actually enter the trail on Shoal Creek Boulevard. The park runs along Shoal Creek and rests just behind Seton Medical Center. The trails then continue south along St. Edward’s Episcopal School. Then around 34th street it turns into a fantastic hiking area complete with rocky terrain. The trail continues along North Lamar and ends at Enfield on your way to Town Lake, also known as Lady Bird Lake.
On any given day you can see people playing in the creek, cycling, doing yoga or thai chi and just enjoying friends and family. There’s even a spot for frisbee golf. The park includes a gazebo area perfect for parties or just escaping the sun. Further up the park extends into an area with play ground equipment and several bar-b-que pits for general festivities.
Along the way you can take a detour up Gaston Road, here you can see some fantastic homes of a big variety in Bryker Woods. The homes in this area all vary. From the large estate size homes to the smaller bungalow residences. The variety in styles, ages and landscaping make this neighborhood a treat for those looking to take a stroll or cycle through on a nice day.

Before I even lived in Austin I had a crush on Hyde Park, and when I moved here I fell madly in love with the central Austin community. In fact, when I first moved to Austin I lived in north Austin. I would travel down to Hyde Park and hang out in Quacks and Dolce Vita just to soak the beloved historic area in.
Hyde Park is one of those areas you love to soak in. Large trees, great parks and great dining. It’s also become a popular bed and breakfast spot. In fact, just a few blocks over from 4203 Duval is a city golf course. Its one of those areas you will boast about living in!
So of course when an agent in my office listed her home in Hyde Park I jumped at the chance to hold it open. This is a fantastic 1930′s home that has literally been remodeled and practically rebuilt from the ground up.What’s really great about this house is its location. It is literally diagonal across from Hyde Park Bar & Grill, Dolce Vita Gelato & Espresso Bar, Quacks Bakery, Hyde Park Grocery and Asti Italian Restaurant. Also down the street is the long time popular Mother’s Vegetarian Cafe. So now you might be thinking, that’s a pretty busy area, must be loud in the house. I wondered that myself. But when I held the house open it was Sunday, lunch time and SXSW weekend. I could not believe how quite it was in the house. The owners had extra insulation sprayed in to act as a sound buffer.
This is a professional remodeled home, not an amateur do it yourself job. The staircase is a hand crafted stair case and absolutely gorgeous. It’s wide with dark wood and a hand rail. The second floor is breathtaking, the master bed and bath are huge and luxurious. Both baths have great modern touches like the contemporary bowl sink. Originally the home was completely flat in the front. As you can see from the picture a porch ledge and post were added giving it a bit more charm and character.
In addition there is a garage! Now anyone that knows historical neighborhoods knows this is a rare find. The garage is spacious and has a rear entry for the home owners.

At any given time of the day you’ll see cyclists, residents walking their dogs and people strolling through enjoying the scenery. This area is home to some of Austin’s favorite hangouts including the original Kerbey Lane Cafe – on Kerbey Lane. Its also near Central Market, the Hospital District and Brick Oven Italian Restaurant. In fact one favorite neighborhood hangout is Teo’s Gelato, the owners are in fact residents of Ridgelea.
Ridgelea is a very small pocket between Rosedale and Bryker Woods. The amount of homes for sale in Ridgelea vary.

It’s a very scenic area and a real treat for those looking for a little outdoor recreation. The area is conveniently located to Shoal Creek and the parks and trails that accompany the creek. Being close to Hancock road allows residents to easily bridge with the neighborhoods just west of MoPac.
Rosedale often blends with Allandale, both areas are known for vintage shops and quaint neighborhoods. Area favorites seen below include Fonda San Miguel, The Omlettry and a few favorite vintage resell shops.
Rosedale is very close to some of Austin’s favorite shopping and dinging spots. Fonda San Miguel is a loved interior Mexican food restaurant located near Hancock and adjacent to North Loop Boulevard. In addition Rosedale residents enjoy living within walking distance of Yarbrough Public Library. The Library is an active and loved community feature and hosts a variety of events and meetings within the area.
Other attractions are the variety of vintage resale shops and art shops along Burnet Road. In recent years Burnet and 45th street area have experienced a large growth of restaurants, coffee shops and wine bars. North Loop Boulevard is a street that borders Allandale and Rosedale, the area is an eclectic assortment of shops and dining spots.

And one of the most popular and loved TV pastimes is [...]]]>Real estate related shows have given us the confidence and excitement to embark on the world of real estate. And for the most part real estate can be exciting and fun. However, some of this confidence may be false confidence. I watch fashion designers on TV but by no means do I think I can design and construct a fashion line. So while it’s exciting to know more about real estate, please understand that as a buyer or seller having someone who knows real estate laws is a valuable asset to take advantage of. And someone who understands the local market and how to negotiate on your behalf.
In Texas for example, a buyer has a right to full buyer’s representation in real estate. That means you have a right to have a REALTOR working on your side. The other day I went on a listing appointment. The seller bought the home and opted out of buyer’s representation. So the listing agent worked both sides. Legal, yes, a good idea NO! It’s actually my policy not to work both sides of a deal because ultimately my number one responsibility is to my seller, not the buyer. Why? Because my listing agreement says so.
What does this mean for the buyer? This means that they have no agent to work for them. No one to give them advice on the market or the area OR the home. No one to do a market analysis to see if they are offering a fair price. No one to validate whether the information on the listing is accurate, including the square feet.
This particular seller told me as soon as he opted out of having a REALTOR he regretted it. He had no one to work for him and let him know if he was getting a fair deal or not.
Real estate is a very litigious society. Now that’s something you DON’T see on HGTV!

South by Southwest, SXSW, will turn this town upside down March 12-21, 2010. SXSW, has been a popular Austin event for many years now. Originally a 1987 music festival, in 1994 the company extended their welcome to the film industry. Gradually over the years the festival is coming to encompass many different forms of art. [...]]]>It’s big business for Austin, particularly downtown Austin. The event brings in promoters of all kinds and visitors from all over the world. SXSW is now an international affair. SXSW creates an opportunity for local business to host their own events and parties. Not only does SXSW use local spots to host their events, but many events and parties that aren’t even on the SXSW role call occur. Many restaurants, cafes, boutiques and bars choose this event to host and promote local and international artists in their own establishments. So not only do you have the official SXSW events calendar, but then you have a variety of local spots to choose from for a variety of party and events.
Over the years the international popularity has grown, and so has the price tag. Badges range from $350 to over $1000. Now for some this is a small price to pay to hear some of the most cutting edge artists in the various industries. And for some it’s strictly business. Every year artists make news at SXSW. Artists such as Jason Mraz, Aqualung, Amos Lee and others have catapulted their careers at SXSW. And many filmmakers now use SXSW as the means by making their world premiers. But for some the price is too steep. This is where local hot spots such as Cafe Mundi, Stubbs and many others step in. Want to be apart of it all but don’t have the dough? Skip the badge and hit a local party and various spots around town. You just have to do a little digging to find out who’s hosting what. But various artists will often slip over after their spot on SXSW to make an appearance at a local coffee shop. In addition many that aren’t on the official lineup will use this as their opportunity to shine. Either way its a great time to really get into the international art community.
The event also promotes Austin real estate. Many have bought homes in this area as a result of visiting the festival, making Austin their new base. And others use their investment properties as hot rental property for those unable to get a hotel. It’s events like this that make Austin shine.

During the week of SXSW they will host many parties and events, giving fans and patrons of the cafe a chance to have one last hoorah at the loved East 5th street location. But both Jessica Nieri and Hans Dietrich, Cafe Mundi’s owners, assure their patrons that this will not be the end of Cafe Mundi, just a new beginning. Owner’s recently told <em>The Austinist </em>that “[they] do not see this as an end, but as a new beginning.”
Cafe Mundi isn’t just a coffee shop. It’s a huge part of the culture and arts community of <a href=”http://512homestore.com/east/”>East Austin</a>. Many east side events, such as the East Austin Studio Tour and east side farmer’s market, are promoted and supported by Cafe Mundi. So where will the new Cafe Mundi call home, we will all have to wait and see. In the meantime soak in the last remaining days of the popular East 5th street location.

Recently I went on a listing appointment in Round Rock. I looked at their tax appraised value then did a market analysis. A market analysis is done by looking at the solds in your area within the last few months.From here on out we’ll refer to this as a CMA (competitive market analysis) No matter [...]]]>No matter how many different ways I did the CMA I could not get the value to resemble anywhere close to what the sellers were expecting. They were expecting the value of their home to closely remember the tax value. But looking at the solds there was a vast difference. Problem was several homes had recently sold at a much lower rate than the tax appraised value.
So what determines what your home is worth, the tax value or the market value. Answer is the market value. A home is only worth what someone is willing to pay for it. And when a buyer is getting a loan the home has to appraise for the value of the loan. An appraiser will do a CMA to determine the market value of the home. They will not base their appraisal on the tax value.
What does the tax appraisal value determine then? It determines how much property tax you’ll have to pay. That’s right. If your tax appraisal comes in higher than market value, you still have to pay on that tax appraised value. What do you do? You fight your tax appraisal!! You contact a REALTOR and ask them to do a CMA for you – look at what has sold in your neighborhood. If the market shows a lower price than what the county is quoting you then you have the perfect weapon to get your tax appraisal lowered. Therefore your getting your taxes lowered!!
Many have no idea how to fight their taxes. They get their statement in showing their appraised value, get mad and then give up. So now you know how. You know my Round Rock sellers will definitely call me up this next time around so they can challenge their taxes.

First Thursday’s are held in this area which features local shop owners and artists. Everyone in the area stays open late and local artisans set up booths, you can walk the area and really get a great feel and vibe for the South Austin culture. SoCo is a nonstop festival. Every night is a new event. In recent years a concept known as “trailer dining” has made this area their home. Various restaurants have left the idea of four walls behind in exchange for a trailer on wheels. The variety is extensive. From tacos to hot dogs to crepes and cup cakes, trailer dining is quickly becoming a way of life in South Austin.
Crossroads such as Riverside and Barton Springs Road contain some of the most well known dining and recreation spots. Chuy’s, Shady Grove and Zilker Park are a few of the hot spots that have become local legends.

As most realize, Haiti was hit hard by an earthquake yesterday leaving the area in ruins and devastation. On my website I support an organization called Makarios. Makarios provides education and support to those in the Haitian areas. It also provides land for fair trade coffee cultivation. Last night as the earthquakes were shaking the country apart, their director Sharla mentioned that it would be easier to sleep if the after shocks weren’t so bad. However, she was truly thankful for a bed and roof over her head unlike so many of the locals.
Right now they are purchasing supplies to take over to Haiti, they have set up a paypal account to accept donations to help with the purchase of these supplies.

I saw the signs being raised today – NORTH of the river. Torchy’s Tacos has become a South Austin favorite and those living near S 1st have come to think of it as their own little South Austin staple. Just at the intersection of Mesa and Spicewood Springs by the fire house. I checked their website and they haven’t even announced it yet – but photos were being taken so I’m sure it will be up soon.
This is all I know – I have no idea when the new location will open – but you heard it here first folks <insert car salesman>.

Round Rock is Just north east of Austin Texas. Round Rock’s reputation and population has grown over the years. Home of Dell Computers, Round Rock has become a heavy hitter in the tech industry.
Round Rock has expanded and grown over the last few years to include a vast array of housing options, shopping, dining and business. Some of the most popular shopping of central Texas is now in this area. Shopping suck as Ikea, La Frontera and the Outlet Mall is included in some of the more popular spots.

Round Rock is also home to the minor league team, The Round Rock Express. Games are held in the Dell Diamond and have become a popular treat for just about everyone in the area. Dell Diamond houses some great local eateries and really caters towards providing it’s guest with quality entrainment in a quality facility.
One of my favorite parts of Round Rock is it’s historic district. Charming buildings and homes with brick lined streets, it’s a great area to grab a bite to eat, learn about the town and just soak in the history.
Historic Round Rock includes a variety of coffee shops, boutiques, businesses and dining. It also serves as home for the Round Rock Public Library and City Hall.
Nearby is Round Rock Donuts, which has become an icon of the city over time.
Allandale is an older community in North Central Austin Texas. With the growth and expansion of Austin, Allandale’s popularity as a Central Austin neighborhood has grown.
