Rio Ancho is a community in North East Liberty Hill. The community offers one plus acre lots and is being built by a mix of custom home builders and Pacesetter Properties. As a buyer that means you have options, you could buy a piece of land and have your home built by a custom builder or you could go with a home offered by Pacesetter Homes.
Rio Ancho Features
This is an interesting community. The original owner of the land has reserved several acres in the middle for his own homestead. This gives the feel of a ranch community more than a cookie cutter community. One of the original buildings has been left on site and made into a club house. This clubhouse can be used and rented for events. The club house is adjacent to the San Gabriel River and park wich lend to the natural country feel of the community.
So far I really like the acreage of the homes and the build out of the builders. It definitely has the ranch home feel and the variety of homes is great for the look of the community. I love the incorporation of the San Gabriel River and the natural aspects it offers the residents.

Rio Ancho Schools
One aspect to be aware of. The community lies between both Burnet County and Williamson County. Depending on which county you are in determines which school district you are in. Burnet County is Burnet ISD ad Williiamson County is Liberty Hill ISD. Some lots lie between both counties. This is not uncommon. Many communities face this issue. This means you will pay taxes into both counties, and the county will figure out how much goes to each. Depending on how your home is situated on the lot will determine which school district you go to. If the majority of the home is in Williamson County, then you will be in Liberty Hill ISD and vice versa.
